Assumptions and estimates
- Rates reflect instruments executed on or after 2 October 2024; earlier transactions need the historical rate. Use taxable consideration, normally excluding VAT where applicable. Reliefs, gifts, debt and mixed use can change the taxable basis.
- Bulk apartments means qualifying consideration for at least three apartments in the same apartment block. Bulk houses means section 31E applies to acquisition of at least ten residential properties excluding apartments within a 12-month period; exclusions, connected persons and statutory aggregation must be checked. The calculator does not establish eligibility.
- Method: Standard residential duty is 1% on the first €1m, 2% on the next €500k and 6% above €1.5m.
